If you are anticipating that the interest rates will fall in the upcoming period and want your loan installments to be updated accordingly, you can prefer the Variable Rate Mortgage.

Depending on your preference, your loan interest rate is updated monthly or every 3 months, 6 months or 12 months according to the Bank’s prevailing Variable Rate Mortgage interest rate calculated based on the CPI (Consumer Price Index) annual percentage change announced by the Turkish Statistical Institute 2 months before the current month.

  • Features and Benefits
    • Can be taken out in TL.
    • The maximum term for the loan is 240 months.
    • Any early payment fee will not be charged.
    • The Bank's variable interest rate for mortgage prevailing at the time of issuance is applied.
    • Can only be used by natural entities for the purchase of a residential property.
    • Lien of the purchased property satisfies the collateral requirement. While a guarantor is not required in general, the branches reserve the right to demand one, if they find necessary.
    • Up to 75% of the appraisal value of the property to be purchased can be financed through mortgage.
